Individuals no longer encounter obstacles when buying a property in Hungary these days. This deposit provides security for both buyer and the seller of the home. If the seller decides not to sell the property after the contract is signed, then the seller is required you to repay 200% of the original deposit. For this reason, a seller is not likely to withdraw the property. In the other situation, when you cancel the purchase, you will lose the full deposit made by you. As a buyer of a home in Hungary, you also have to get permission from the government to purchase the property. In the contract you will find a clause that the contract could be terminated when you won't get the permission from the government. In this case, the deposit by the seller has to be paid back to you in full. The entire purchase will proces normally takes about 4 to 8 weeks.

The notary plays a very limited role when buying a home in Hungary. The notary only does the legalization of your passport. This legalization will be attached to the contract of the lawyer.

The additional costs for the buyer are the legal fees, notary fees and transfer tax. The attorney fee depends on the lawyer. Usually it is a percentage of the purchasing price of the property. To give you an estimate of these costs, they should be between 500 and 1,000 euros. The costs for the legalization by the notary is around 5 to 10 euros. Finally, the transfer tax. Which has 2 discs. Over the first tranche of HUF 4 million (approximately 16,000 euros) you will pay 2% tax. Every over 4 million forint is taxed with 6% transfer tax. The transfer tax is not paid immediately upon purchase. The Hungarian authorities will collect it later. Usually six months to one year after the purchase of the property.
